Every Flettons survey is carried out by a RICS-regulated surveyor. What changes between Level 2, Level 3 and Level 3+ is how deep the inspection goes and how much the report explains. Match that depth to the property’s age, condition and alterations.
Which is right for you
All three follow the RICS Home Survey Standard. The difference is depth, so match it to the property rather than the budget. Start with the address and we recommend one, and explain why the others are or are not suitable.
For conventional homes built from 1985 onwards in reasonable condition.
Construction is straightforward and no major alterations are apparent. A clear overview of condition with traffic-light ratings and practical next steps.
About Level 2For pre-1985, extended, altered, unusual or higher-value homes.
Recommended where age, layout, alterations or visible complexity mean a more detailed inspection is needed, with photographs, causes and repair advice.
About Level 3For buyers who want the fullest picture before they commit.
Level 3 plus a drone roof inspection where safe to fly, a breakdown of estimated repair costs and a reinstatement cost for insurance.
